Obviously we all want as few conditions as possible, but it helps both you and us to detail a few requisites:-

1. We appreciate it if guests arrive after 2pm as it enables us to make the cottage as we would want it, if we were coming to stay.

......If possible please call us (01766 890201) with an expected time of arrival.

Similarly we will be grateful if on the day of departure you can leave by 10am to enable us to prepare for the next occupants.

2. We welcome well behaved dogs that are not suffering from hair loss or incontinence. There is no charge for one dog but please ring to discuss if you have more than one. We request that you never allow them onto the furniture and bring adequate bedding for them with you.

3. There is no charge for babies in cots, but please bring cot and bedding with you.

4. We ask for a £100 deposit with the balance due 6 weeks before arrival.

5. In the event of a cancellation, we will without prejudice to our right to the balance in full, use our best endeavours to re-let. If re-letting is possible, your payment less administrative costs will be returned. we suugest that you take out insurance to cover this eventuality.

6.If for any reason beyond the owners control the property is not available on the dates booked, all charges paid in advance will be refunded in full, but the clients have no further claim against the owners.

7.The hirer will be responsible for damages and breakages beyond normal wear and tear.

8.The property is let strictly on the basis that it is for holiday use only and that no right to remain in the accomodation exists for the hirer or any person allowed into the property.
